What if the tenant leaves or has to be evicted? Will you replace them for free?
Yes. If we are hired to manage the property on your behalf for the lease term, and the tenant skips out in the first 10 months of the lease or forces us to evict for non-payment, we will replace the tenant at no additional cost. However, if the tenant gives proper written notice to terminate the lease the correct way, and is paid up to date, we will charge the usual placement fee.
How much rent should I ask for?
We offer you a free, no obligation consultation at your property. At this time, you will meet with a property manager. He or she will consider your mortgage, rental rates based on a neighborhood comp., age of property, and the condition of property. You will then get a fair rental rate; however, this is just a suggestion. You have the final say at what price we will begin marketing your home.
Does the property have to be vacant?
No. It's not necessary that the property be vacant. But we must have access to show the property. We can give the tenant or owner 24 hours' notice when we have an appointment. The home must be clean and in model home condition.
How long will it take to get my property rented?
If the property is vacant and move-in ready, it generally takes less than 30 days to rent in a marketable area. If the property is occupied, it's likely that it may take a little longer because 90% of our applicants need to move within 30 days.
How do I get started?
If you are ready to get started, simply call us and set up an appointment to meet with one of our representatives or submit a form to our general email. Someone will call you back within 24 hours. All you need is a recent mortgage statement showing that you are the owner and that all mortgage payments are current.
